We are a lettings and property management company operating across London, Milton Keynes, and surrounding areas. We are a member of the Property Redress Scheme.
2. Using this website
- You must be at least 18 years old to use this website or engage our services. This website is not intended for children, and we do not knowingly collect data from anyone under 18.
- You agree not to use this website for any unlawful purpose or in any way that may damage or disrupt it.
- All content on this website — including text, images, valuations, and data — is the property of Cityflats Ltd and may not be reproduced without our written permission.
Rental valuation tool
The rental valuation calculator provides estimates only, based on current market data and the information you provide. Results are not a formal valuation, not a guarantee of rental income, and not a contractual offer. Actual rental values may vary depending on property condition, market conditions, and other factors.
3. Our services
Tenant find
We market your property across major portals, conduct viewings, vet applicants (Right to Rent checks, referencing, affordability assessment), and manage documentation through to move-in. Full scope and fees are confirmed in writing prior to engagement.
Full property management
In addition to tenant find, full management includes rent collection, maintenance coordination, routine inspections, deposit administration, and compliance management. We act as your single point of contact for day-to-day property matters.
Short let & Airbnb management
For short let and serviced accommodation management, we handle platform listing, guest communications, turnovers, and pricing strategy. Occupancy rates and income projections are estimates only and are not guaranteed. Specific terms apply as confirmed in writing at the point of engagement.
4. Fees
Our fees are confirmed in writing before any work begins. By engaging our services you agree to pay all applicable fees as and when they fall due. We reserve the right to update our fee structure with 30 days’ written notice to existing clients.
City Flats complies with the Tenant Fees Act 2019. We do not charge tenants any payments that are prohibited under that Act.
5. Identity & verification checks
Before entering into an agreement, and in order to prevent fraud and meet our legal obligations, we may ask you to provide proof of identity and address. We carry out Right to Rent checks on prospective tenants as required by the Immigration Act 2014, and we may verify the identity of landlords and tenants before proceeding. We may retain copies of verification documents for as long as required by law. Engaging our services confirms your agreement to provide this information where requested.
6. Landlord responsibilities
You remain legally responsible for your property at all times. This includes ensuring the property meets all statutory requirements before letting, including:
- A valid Gas Safety Certificate (renewed annually)
- An Electrical Installation Condition Report (EICR)
- A valid Energy Performance Certificate (EPC) — minimum E rating
- Working smoke and carbon monoxide alarms
- Compliance with the Renters’ Rights Act 2025, including the abolition of fixed-term tenancies and Section 21 notices, annual rent increase restrictions, and the requirement to consider pet requests in writing
Where we provide management services, we will assist with compliance as part of that service. However, ultimate legal responsibility for the property rests with you as the landlord.
7. Limitation of liability
To the fullest extent permitted by law, Cityflats Ltd is not liable for:
- Loss of rental income due to void periods, tenant default, or market conditions
- Tenant-caused damage beyond the value of any security deposit held
- Any indirect, consequential, or economic loss arising from reliance on our services or the information on this website
- The accuracy or completeness of third-party content, including portal listings or referencing reports
Nothing in these terms excludes or limits liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation.
8. Intellectual property
All content on city-flats.co.uk — including text, photography, graphics, valuations, and data — is owned by or licensed to Cityflats Ltd and is protected by copyright. You may not copy, reproduce, republish, scrape, or use any content for commercial purposes without our prior written permission.
9. Termination
Either party may end a services engagement in accordance with the notice period specified in the relevant agreement. All fees accrued up to the termination date remain payable. We reserve the right to suspend or terminate services immediately in the event of non-payment or material breach of these terms.
10. Third-party links
Our website may contain links to third-party websites. We are not responsible for the content or privacy practices of those sites and recommend you review their terms and policies separately.
11. Governing law
These Terms and Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
12. Changes to these terms
We may update these Terms from time to time. The date at the top of this page reflects the latest revision. Continued use of our website or services after any update constitutes acceptance of the revised terms.
