Fixed-term tenancies abolished

All tenancies automatically become rolling periodic. Set end dates no longer apply — your agreements need updating.

Section 21 'no-fault' evictions gone

You must now have a valid legal ground under Section 8 to end a tenancy.

Rent increases: once a year, 2 months' notice

Rent review clauses are void from May 2026. Increases must use Form 4A and cannot exceed open market rent.

Deposits and advance rent capped

New limits on deposits and restrictions on taking advance rent. Non-compliance risks fines and unenforceable tenancies.

Tenants can formally request pets

You cannot unreasonably refuse a pet request. Every request must be considered on its merits and declined in writing if refused.
