For Lettings Only and Full Management, only until the end of the current tenancy. Two months' notice and you're free to leave with no exit fee. Rent Guaranteed is different: those are 3 or 5 year fixed contracts because we're carrying the void risk.
Yes, we do it constantly. We'll request the tenant file, the deposit certificate and the compliance documents from your old agent, give your tenants a warm introduction, and take over without a missed rent cycle. Most switches are wrapped in under three weeks.
No. Our headline percentage is what you pay. Maintenance is invoiced at cost: you see the contractor's quote, you sign it off. No mark-ups, no surprise "renewal" or "inspection" charges. If we ever charge for something not on the headline rate, we'll tell you upfront.
Absolutely. Many of our landlords run full management on their family flats, short-let on a city-centre studio, and rent-guaranteed on an overseas property they can't be hands-on with. One dashboard, one statement, one point of contact.
We do, on every managed plan. The new law removed Section 21, brought in periodic tenancies by default, capped rent increases at once a year, and reformed the grounds for possession. We track each requirement at the property level, so you never face a fine because a deadline slipped.
Our average across 50+ properties is 14 days from listing to signed tenancy, and we won't push a poor applicant just to fill the void. If something is going to take longer than that (refurb pending, niche layout), we'll tell you upfront in the valuation.
